There is a lot of speculation on when the best time of year is to sell your home with the majority of realtors agreeing on Spring. In this blog post we are going to dive into why we think Springtime is the perfect time of year to put your home on the market!

As the weather changes, temperatures increase and flowers begin to bloom. In the Springtime your garden is glowing and the exterior of your home is looking its best! This is the perfect time for potential buyers to view your home and with more hours of daylight there are more opportunities for potential buyers to view your house!
 

Demand is highest

Between March and June in Canada houses are more sought-after meaning that selling your house during this time increases your chances of multiple offers and competitive bidders. During the Spring houses sell faster and for a higher price. Houses sold in the first 2 weeks of May close higher than at any other time throughout the year!

 

Potential buyers are more eager


As the change in weather and temperature occurs, so does a change in attitude! During the Spring season people's spirits are lifted, resulting in more life changing decisions being made at this time of year. Buyers also want to enjoy the warmest months in their new home during the Summer prompting buyers to be more eager for a quick purchase in the Spring.

Putting your home on the market in the Spring increases your chances of selling before the end of the school year! This means the moving process will be a lot less disruptive for any children involved as they'll have the Summer to settle into their new home before possibly joining a new school.

Many people think there are only a few things they need to do to prepare their house for sale - but did you know there are plenty of things you can do now? Here is a quick three-month timeline that will help you if you are preparing to sell your home in spring.


What You Can Do Today

 

Find the Right Real Estate Agent
 

Real estate agents are in bountiful supply - but not all real estate agents are made equally. Finding the right real estate agent that works with your needs, your neighbourhood and your personality can take time. The sooner you start interviewing, the better.


 

Make a Plan
 

Once you have found your real estate partner you two can sit down together and create a plan of all the things you need to do in preparing to sell your home in the spring. Break this plan into bite-sized chunks so they feel easily obtainable given your schedule.

 

Start Packing

This means painting the walls with a fresh coat of paint, even if it is a colour you hate. This house is no longer yours, so you need to start viewing it that way. It is also important to work on the front and back yards if you have them as most of the snow will have melted and you will want to work on planting flowers and other bright signs of spring.



 

What You Can Do Two Weeks Before Listing 


 

Deep Clean
 

You want to save this step until right before your first viewings. If you deep clean a month in advance, your hard work will be very quickly and easily undone. Hire a professional to deep clean your house for you, or delegate tasks to your family so that everyone has a job they can work on. Always make sure your furry family members are visiting a friend or family member until the house is sold to avoid muddy paw prints in the house.
